Customizable Services For Rental Property Owners

Tenant Screening: $375

Our process ensures your tenants are responsible and a great fit for your specific property.

Includes:
  • Verifying Application, Employment, Income, and References Detailed Credit Report; FICO Credit Score, Civil Judgements, Tax Liens, Bankruptcies, Telecheck, Confirm SS# Litigation Report; Civil, Criminal, Domestic, Mental Health, and Probate .
  • We prepare, explain, and have tenants sign: Rental Agreement/Lease (We use the standard CAR lease form)
  • We collect: Security Deposit and First Month’s rent
  • We only charge for approved tenants after the signing of the Rental Agreement/Lease; NO Charge if tenants are not approved!

Marketing & Leasing: 1/2 Month's Rent 
(minimum $500 charge)

After screening is completed, we take care of all aspects of the leasing process to save you time and money.

Includes everything in Tenant Screening plus:
  • Taking Photos of your property
  • Advertising your property
  • Scheduling and Showing the Property

Full Management: Starting at 5% of the rent collected!

We offer full-service management including maintenance, tenant communication, and accounting.
  • We collect the monthly rent
  • We send landlords detailed monthly statements, and receipts of all work completed
  • We professionally prepare all legal notices and rent increase
  • We take care of all necessary repairs
  • We also facilitate the make-ready should your home/unit become vacant(additional charge)

Legal Services, Evictions

When you sign up for Full Management services you will have access to our in house legal team. 
  • You will get up to 15 minutes free legal advice about your property and leases per month!
  • James Burmeister has completed over 14,000 evictions for landlords in San Diego County since 1981. 
  • Even if you are not a client of ours and need an eviction, contact us, we can help you!

Brokerage Services

Real Estate sales and service professionals provide support for buying and sell San Diego properties.

Tenant Screening and Lease Documents:

$750 Commercial

  • We prepare, explain, and have tenants sign: Rental Agreement/Lease (We use the most current standard CAR lease form, addendums, booklets, etc. which was updated on 12/2023)
  • We collect: Security Deposit and First Month’s rent
  • We only charge for approved tenants after the signing of the Rental Agreement/Lease; NO Charge if tenants are not approved!

 

Legal Services, Evictions

When you sign up for Full Management services you will have access to our in house legal team. 
  • You will get up to 30 minutes free legal advice about your property and leases per month!

  • Even if you are not a client of ours and need an eviction, contact us, we can help you!

Marketing & Tenant Screening with Lease documents: 1/2 Month's Rent

If you still want to manage your own property, but do not want the hassle of marketing and showing it, let us handle that challenge for you!


Our fee Includes everything in Tenant Screening and Lease Documents plus:

 

  • Taking high quality photos of your property and generate 2D Floorplan
  • Advertising your property across 40 different websites
  • Pre-Screening all prospective tenant inquiries to ensure they meet the minimum requirements
  • Scheduling and Showing the Property in person
